The Pierrefonds PAE comes at the right time, by donating to local businesses, particularly VSEs and SMEs, the visibility necessary to plan their growth in accessible premises, scalable and well located. It was presented at the Ciné Grand Sud, in front of an audience bringing together entrepreneurs and economic players in the region.
Designed by SPL Grand Sud and supported by the Inovista group, this unique program constitutes to date the largest activity park ever built in the south of Reunion Island. It will develop nearly 10,000 m2 of activity space. Located at the entrance to the ZAC Roland-Hoareau, he will benefit from optimal accessibility and a quality professional environment. The program offers for acquisition 30 lots spread over 4 blocks, with surfaces ranging from 170 to 530 m2, allowing businesses to invest in modern and scalable spaces. The buildings were designed with heights suitable for production and processing activities, while large maneuvering yards will ensure smooth management of containers and logistics flows. The site will have 143 parking spaces, including 30 for electric vehicles. The operation will provide access to Girardin Overseas tax exemption schemes, reinforcing its heritage attractiveness. Its delivery is scheduled for the third quarter of 2027.
A lever for job creation
Associating Indigo, assembly structure of the Inovista group, the LOTEK architectural agency and a group of construction companies, the project aims for HQE certification. With this important new project, Inovista confirms its role as a major player in economic and real estate development, by combining support for businesses, quality of execution and strategic vision of land. The PAE is integrated into the ecosystem of the ZAC Roland-Hoareau, not far from the ZAC Pierrefonds Village, living area developed by the city of Saint-Pierre, as well as companies already present on the perimeter. Targeted activities cover a broad spectrum : production, transformation, light logistics and business services. The PAE aims to unlock the growth potential of these actors and sustainably support employment and investment in the region.. At stake, the Pierrefonds PAE should accommodate around 250 employees.
The crying need for business premises
The project is primarily aimed at VSEs, PME et PMI locales, often hampered in their development due to lack of available space, adapted and accessible. The pressure on corporate real estate continues to intensify in Reunion Island : in 2024, more than 230,000 m2 of requests for business premises remained unanswered. And the trend is accelerating : 38,000 m2 of new requests have already been recorded in the first half of 2025 alone, an increase of 52% in one year ! During this time, building permits fall by 30% and construction starts fall by 40%.
