Galabe, Tribute from the 21st century to the past of Savanna

CBo Territoria continues its development in the town of Saint-Paul within the Savanna business district with Galabé, an office program with nearly 4,200 m2 of useful space. The whole is made up of two buildings of four levels, of 2440 m2 and 1725 m2. This asset is offered for rental. Nevertheless, the 1,725 ​​m2 building could be opened for sale. More than fifteen years ago, CBo Territoria converted the industrial wasteland of the former Savanna factory into a business center, including in particular, from 2016, Lizine coworking spaces, responding to new ways of working. In 2011, a second stage of the development of the site by CBo Territoria saw the construction of the La Balance building, devoted largely to medical activities. Galabé completes the transformation of the neighborhood. The program is characterized by a bioclimatic architecture based on the orientation of the building in order to take advantage of breeze regimes for its ventilation and on the creation of facades with low thermal inertia.

An ecological certification as a goal

The interior will consist of modular and technically versatile trays. Particular care was taken to ensure the flexibility of the interior layout of the offices offered., in open space or with partitioning, taking into account brightness and acoustics. Optimizing office space and the low proportion of common areas will help reduce costs.. The complex will have 132 parking spaces. An architectural design by Atelier Grouard Architectes. After being the first company to be BREEAM New Construction* certified in the Indian Ocean for its Ylang Ylang shopping center in Mayotte last June, CBo Territoria is also aiming for this label for Galabé.

A strategic location

Services by the expressway linking the north and south of the island, close to the port area, of the West Reunion Hospital Center (CHOR) and the Ecocity development zone, Galabe, and the Savanna business district as a whole, occupy a strategic location in an area whose development dynamic continues, as illustrated by the “CHOR 2030” extension program, the improvement of road infrastructure and the installation of offices in the Réunion region at the end of 2024.
